What is a Barndominium?
A barndominium is a custom-designed building that combines a primary residential living space with a large, open-concept working or storage area, such as a workshop, garage, or barn, all under a single pre-engineered roof.
Is a barndominium cheaper to build than a traditional house?
Generally, yes. The cost per square foot for the structural “shell” is significantly lower than a traditional home because the structure is simpler, erected faster, and utilizes a consolidated foundation and roof. However, your final cost will depend heavily on the level of luxury in your interior finishes.
Can a barndominium be used as a primary residence?
Yes, provided it meets local zoning and building codes for occupancy. It must have proper egress windows, sanitation, and insulation to be legally classified as a residence. Our engineers provide the stamped drawings necessary to help secure these permits.
Is this a pre-packaged building kit?
No. We don’t do “one-size-fits-all.” Every project is a highly customized, pre-engineered building designed specifically for your site, codes, and requirements.
Does Norsteel handle the interior finishing?
We specialize in the structural envelope. We provide the complete exterior building parts, the mezzanine, and the insulation. You will work with a local general contractor of your choice to complete the interior finishings (like drywall, plumbing, and electrical) exactly the way you want them.
Do building codes allow barndominiums everywhere?
Not everywhere. Some strict urban and suburban HOAs (Homeowners Associations) prohibit metal buildings or mixed-use structures. Barndominiums are typically best suited for rural, semi-rural, or unzoned acreage. Always check with your local municipality before purchasing land.
Can I convert an existing cold-storage shop into a barndominium later?
While possible, it is very difficult and expensive. Converting a basic shop into a home requires retrofitting insulation, cutting into the concrete slab for plumbing, and ensuring the existing slab has a proper vapor barrier. It is almost always more cost-effective to design and engineer the structure as a barndominium from day one.
